Before giving you tables and ranges, understand one important distinction that most people miss.

There are two completely different types of cost in interior design:

Design fee means the firm gives you drawings, floor plans, and 3D visualisations. You take those drawings and hire your own contractors to build everything. This is cheaper upfront but puts all coordination responsibility on you.

Full execution cost means the firm handles everything — design, material sourcing, labour, supervision, and final handover. You pay more but you get a finished space without managing ten different contractors yourself.

Most of the vague “per sqft” numbers you see online mix these two things up. The tables below keep them separate.

What Does “Full Execution Per Sqft” Actually Include?

When a firm quotes you ৳1,500 per sqft for full execution, here is where that money goes:

Materials (flooring, wall finish, ceiling, lighting) typically make up 50 to 60 percent of the total. Labour and carpentry account for 25 to 30 percent. Design fee and project management take the remaining 15 to 20 percent.

This is why material grade is the single biggest lever you have when trying to control your budget — more on that in the next section.

How to Calculate Your Total Budget

Simple formula: multiply your total square footage by the per sqft rate that matches your material grade, then add 12 to 15 percent as contingency.

Example: A 1,000 sqft apartment at mid-range execution (৳1,800 per sqft) = ৳18,00,000 base + ৳2,70,000 contingency = approximately ৳20,70,000 total budget to keep ready.

The 6 Factors That Determine Your Interior Design Cost

Two projects of the same size can have dramatically different costs. After completing over 50 projects across Bangladesh — from a kitchen in Mohammadpur to a resort in Jessore — these are the six factors we consistently see driving that difference.

Material Grade — The Biggest Variable

Material grade alone can account for a 40 to 60 percent difference in total project cost. This is where most clients make their most important decision, and also their most common mistake.

In Bangladesh, interior materials broadly fall into three categories:

Local grade locally manufactured plywood (non-BWP), standard paint, ceramic tiles, basic hardware. Looks good initially, serviceable for 5 to 8 years with proper maintenance. Best choice for rental properties or tight budgets.

Mid-grade BWP (Boiling Water Proof) plywood, branded laminates like Sunmica or Formica, vitrified tiles, quality hinges and channels. This is what most mid-range Dhaka apartments use. Lifespan 10 to 15 years. The cost premium over local grade is 25 to 35 percent.

Premium grade imported laminates, engineered hardwood, large-format porcelain tiles, Italian hardware brands like Hettich or Blum. Significantly longer lifespan and better finish. Cost premium over mid-grade is 40 to 60 percent.

2. Space Size and Room Count

Larger spaces cost more in absolute terms, but not always proportionally. A 600 sqft apartment and a 900 sqft apartment may have the same number of rooms — just smaller ones. This means labour and carpentry costs do not scale linearly with size.

What does scale linearly: flooring, ceiling work, wall paint, and lighting — because these are calculated directly by square footage.

3. Design Complexity

A clean, minimal design with standard finishes costs far less than the same space with a coffered ceiling, panelled walls, built-in shelving, and custom furniture. Every custom element adds both material cost and fabrication time.

For clients on a tight budget, the most cost-effective approach is to invest in one or two high-impact elements — usually the living room ceiling and the kitchen cabinets — and keep everything else clean and simple.

4. New Flat vs Renovation

Designing a brand-new bare flat is almost always cheaper than renovating an existing one. Renovation projects involve demolition, debris removal, surface preparation, and sometimes hidden structural issues that only appear once walls come down. Budget an additional 15 to 25 percent for renovation work compared to a new flat of the same size.

5. Firm Type Designer, Firm, or Freelancer?

This is a distinction most clients do not think about until something goes wrong.

A freelance decorator is the cheapest option typically charging ৳500 to ৳1,500 as a consultation fee plus a percentage of materials. No accountability structure, limited project management, and quality depends entirely on the individual.

An interior design firm charges more but brings a team dedicated designer, project manager, and established contractor relationships. Accountability is higher and the risk of project delays or material substitution is lower. Firm fees are typically 15 to 20 percent of total project cost on top of materials and labour.

For a first-time client investing ৳8,00,000 or more, the firm premium is almost always worth paying.

6. Timeline and Season

Rush delivery adds cost. A project that normally takes 10 weeks done in 4 weeks typically carries a 15 to 20 percent premium due to overtime labour and expedited material sourcing.

Seasonally, April through September is generally quieter for interior design firms in Dhaka. Clients who book during this period often have better negotiation room on fees not dramatically, but meaningfully.

Room-by-Room Cost Breakdown Where Your Money Actually Goes

Understanding room-wise costs helps you prioritise when the total budget is tighter than you would like.

Living Room The Highest Priority Room

The living room is almost always the most expensive single room in an apartment project. It has the most design elements — false ceiling (often with coves or recesses), feature wall, lighting design, TV unit, sofa area, and sometimes a dining space integrated into the same zone.

False ceiling alone, depending on design and finish, costs ৳80,000 to ৳2,50,000 for a standard living room. A quality custom TV unit is ৳60,000 to ৳1,80,000. Add flooring, paint, lighting, and soft furnishings and the total range is ৳1,50,000 to ৳5,00,000+.

The living room is also where clients most often try to cut corners and where it shows the most. Our recommendation: do not compromise here.

Kitchen The Most Technically Demanding Room

The kitchen is the most technically complex room in any residential project. It involves carpentry (cabinets), plumbing connections, electrical work for appliances, countertop fabrication, tile work, and ventilation.

The cabinet work alone determines most of the budget. A small kitchen with simple upper and lower cabinets in local-grade materials starts around ৳60,000 to ৳80,000. A full modular kitchen with BWP plywood carcass, quality laminates, soft-close hinges, and a stone countertop will cost ৳1,50,000 to ৳3,00,000 depending on size.

One common mistake: choosing cheap hinges and drawer channels to save ৳5,000 to ৳8,000, then spending ৳15,000 to ৳20,000 replacing them within two years. Invest in hardware quality  it is a small percentage of total cost with disproportionate impact on daily usability.

Master Bedroom Wardrobe Is the Key Decision

The wardrobe dominates the master bedroom budget. A standard built-in wardrobe in mid-grade materials with sliding doors costs ৳70,000 to ৳1,50,000 depending on size and finish. Add bed frame, bedside tables, dressing unit, and lighting and the full master bedroom range is ৳1,00,000 to ৳3,00,000.

Bathroom Never Cut Here

Waterproofing, tiles, and sanitary fittings are not areas to save on. A leak in a bathroom tile or waterproofing layer creates damage that costs far more to repair than the original quality investment. How to Budget Your Interior Design Project 5 Steps That Actually Work

Step 1: Measure Everything Before Talking to Anyone

Get the exact square footage of each room. This seems obvious but most people skip it. Without precise measurements, every quote you receive will be an estimate — and estimates almost always grow.
